Peroj Living 2
Peroj Living 2 is our new project in Peroj, a small village near the Brijuni National Park. It involves the construction of a residential complex of four buildings with a total of 40 apartments. The site is located in a well-established residential area near the Hotel Villa Letan, just 900 meters from the sea. This attractive location offers a perfect blend of tranquility and convenience for future residents.
Layout and sizes
Each building consists of nine apartments plus a luxurious penthouse on the top floor. The apartments range in size from 45 m² to 62 m², arranged as three units per ground, first, and second floor. Clients can choose between one-bedroom and two-bedroom units to suit their needs, with upper-floor apartments offering sea views and ground-floor units featuring their own private gardens. The third floor is reserved for the exclusive penthouse apartment, totaling 102 m² with 3 bedrooms and a beautiful terrace overlooking the national park. The project also includes an outdoor parking space for each residential unit.

Materials and Equipment
The materials used in construction meet the high standards of an Energy Class A certification, ensuring excellent energy efficiency and quality:
- Thermal-insulated facade (ETICS) - The buildings feature a thermal insulation system with a high-performance 10 cm thick insulating layer for optimal energy efficiency
- PVC window frames with double-glazed, argon-filled glass and integrated shutters provide great insulation and comfort
- High-quality ceramic tiles are installed throughout all rooms – large-format tiles in living areas, kitchens, and bathrooms, and ceramic tiles with a parquet effect in the bedrooms. Loggias and terraces are finished with slip-resistant ceramic tiles for safety
- Each unit is equipped with air conditioning for heating and cooling, complemented by electric underfloor heating in the bathrooms, living rooms, and kitchens. Additionally, bathrooms are equipped with installations for electric heaters
Exterior
The front side of the building features outdoor parking spaces, paved with high-quality paving stones to ensure longevity and easy maintenance. These areas are complemented with small “green corners” planted with indigenous Istrian herbs such as lavender and rosemary. The rear side of the building is reserved for private gardens of the ground-floor apartments, offering residents a personal outdoor oasis.
